Q: How can I apply?
Hereβs our process:
- Contact us to check room availability.
- Fill out a quick form for the screening process, and weβll confirm your eligibility within 24 hours.
- Arrange a preview date if you would like to check the room
- Pay the deposit and your first monthβs rent.
- Move in and settle into your new room
Q: Do I need a guarantor?
No guarantor is needed.
Q: Can I rent a room for a short-term stay in Japan?
Yes, you can.Β We offer a prepaid monthly contract, which will be sent to you in the month prior to your stay.
For example, the contract for a July stay will be sent on June 1st.
Q: Can I check in during the middle of the month?
Yes. If you check in mid-month, your rent for that month will be calculated on a daily basis from your check-in date. Subsequent months will be charged at the full monthly rate.
For example, if you choose to stay at the Nara Ikoma sharehouse (Β₯45,000/month) and check in on July 15, your rent for July would be Β₯22,500.
Please note: In this example, if you planned to stay through August, you would need to sign the August contract before your check-in.
Q: Are utility fees included in the monthly rent?
Your rent covers strong & stable Wi-Fi! Electricity and water bills are separate based on what you use.
Q: What facilities come with each room?
Every room has the basics covered! Youβll get a comfy bed with linens and a pillow, a table, a chair, a clothes closet, and an air conditioner.
Q: How can we make payments?
You can make payments using a credit card or bank transfer. Rent is prepaid at the beginning of each month.
Q: Are pets allowed?
Sorry, no pets are allowed.
Q: Can guests stay overnight?
You can have guests stay overnight (from 11 PM to 8 AM), but please notify us in advance. The fee is Β₯2,000 per night for each guest. A Β₯10,000 fine will be charged per unnotified night.
Q: What happens if I have a problem with my roommate?
Roommates are expected to manage personal interactions independently. As a landlord, we do not mediate personal disputes between tenants.
We recommend addressing concerns through respectful communication. If there are serious issues that impact safety, property, or legal obligations (e.g., harassment, violence, property damage), please contact us immediately.
Please note:
- We do not arrange room changes due to personal disagreements.
- No refunds are provided in such cases.
We ask all residents to review our house rules and contract conditions regarding shared spaces to help maintain a cooperative and respectful living environment.
Q: Can I get a refund if I cancel my stay?
Our refund policies are below:
Pre-Check-in Cancellations:
- Full Refund: Guests are eligible for a full refund of their stay if they cancel at least 7 days before their scheduled check in.
- Partial Refund: If a guest cancels less than 7 days before check-in, they will receive a 50% refund for their stay.
After Check-in
- Early Departure: There will be no refunds for unused nights after check-in.
No Shows: No refund will be provided for no shows.
